All of our units are directly connected to a lighted designated crosswalk to the bus stop to easily access the campus (a mile east), or the 24/7 (King Soopers) grocery store (Starbucks inside) and numerous other businesses. The bus provides easy access to other areas of Fort Collins, like the Horsetooth Reservoir (a mile west) for boating, fishing, hiking, biking, camping, or just enjoying the serenity it offers. The Equine Center is also just a mile to the west, and City Park is just a mile north from us, offering golf, tennis, basketball, baseball fields, swimming, pavilions and much more. Please visit the web sites of these nearby mentioned areas to see just how beautiful our surrounding area truly is, especially if you are unfamiliar with what is really at your fingertips from our units...Speaking of units…Our clean, well-maintained and convenient 3-story buildings have 2 and 3 bedroom units surrounding a courtyard with 2 gas grills and tables for your use. The costs for all the utilities to operate everything in your unit, along with all the furniture, snow & trash removal, along with a reserved parking sticker issued to our tenants with registered auto’s, are all included in your monthly rent. Also included in your rent are the monthly costs for each unit’s own basic cable TV and a high speed internet modem. With our ALL-INCLUSIVE pricing, on-site management and maintenance services for immediate needs, along with individual room leases-eliminating roommate responsibilities, you will enjoy a hassle-free stay with us that will provide you with a fixed monthly budget and more time for your education or to enjoy the numerous activities Fort Collins and Colorado have to offer, all within walking distance from our units, but a bike would be much easier, plus you could pack more to enjoy the entire day. The furniture in each unit consists of a kitchen table with 4 chairs, sofa & sofa chair in the living room along with a coffee table and an end table, with a rock gas log fireplace in the corner. Each bedroom has a full sized bed frame and mattress, a desk and a chair, and a 4 drawer dresser to go along with an approximate 6’ by 2’ deep recessed pole & shelf closet with sliding closet doors.

The appliances include: A full size washer and dryer in each unit, a 19 cu. ft. refrigerator with ice maker, a 4 burner gas range with a self-cleaning oven, an automatic dishwasher, a microwave and a garbage disposal. Formica covered cabinets and counter tops are easily maintained, and there is a stool height eating counter open on one end, but you would need your own stools, if desired. Each unit also has its own gas forced air furnace with central air conditioning and a 50 gallon quick recovery gas hot water heater conveniently located in the units mechanical room.

Our site manager Nidia Hagood arranges for all the necessary maintenance required to keep your units and the grounds in the best possible condition. You can either, give her a call, drop us a note in the drop box, or set up a time to meet with her in our on-site office.

No fees are required…until the day the lease is signed (No lease signed...Nothing is due); however, you may elect to pay a RESERVATION FEE. 

The reservation fee can lock-in a particular room in a particular unit, or it can secure applicable promotional lease signing credits, for up to 15 days, since the applicable amounts credited vary depending on the date the lease is signed, thus removing your selection from the market for up to 15 days, and then fully credited as your application & processing fee at your lease signing. The reservation fee is mainly for those unable to immediately sign a lease for whatever reason, but still intending to enter into a lease with us. So please refer to the “PROMOTIONAL LEASE SIGNING CREDITS” under the “RENTAL RATES” tab for the deadline dates and the corresponding credit amounts.
